CPTED is the practice of reducing crime by changing the physical environment rather than by adding guards. Lighting, sightlines, landscaping, entry points, signage and camera placement all change how a property is used, who feels welcome in it, and how easy it is to offend there without being seen.
What is CPTED?
Crime Prevention Through Environmental Design is an established methodology built on four working principles. Natural surveillance: arranging a site so ordinary users can see and be seen, which removes the concealment an offender needs. Natural access control: guiding movement through defined entrances so that being somewhere you should not be becomes obvious. Territorial reinforcement: making it clear where public space ends and private space begins. And maintenance, because a property that visibly is not cared for reads as one that is not watched.
What does a CPTED survey cover?
A site walk in daylight and again after dark, because most properties are a different place at night and lighting problems are invisible at noon. We assess approach routes and sightlines, lighting levels and dark pockets, landscaping that creates concealment, entry and exit control, parking layout, signage and wayfinding, existing camera coverage against actual sightlines, and the condition and maintenance of the property itself.
Camera placement is where surveys most often find easy wins. Cameras get mounted where the cabling was convenient rather than where the sightline is useful, pointed into afternoon sun, or set to a field of view that captures an incident without ever capturing a face.
What do you receive?
A written report documenting what was observed, with photographs, and a prioritised set of recommendations separated into what costs nothing, what costs little, and what is a capital project. Most surveys produce several findings in the first category, because trimming a hedge line and re-aiming three cameras is free and changes more than people expect.
The report is written to be handed to a board, a landlord or an insurer, and to support a decision rather than to sell equipment. We do not sell cameras, alarms or access control systems, and we take no commission from anyone who does. That matters: a survey conducted by a firm that sells the remedy is a sales call.
Who orders a CPTED survey?
Property owners and managers with a recurring problem at a specific location. HOAs and condominium boards facing resident pressure after an incident. Businesses reviewing a site after a loss. Owners responding to a negligent security claim, where the question is what a reasonable operator should have known and done. Developers who would rather design a problem out than retrofit around it later.
Negligent security matters
Where a claim alleges that a property owner failed to take reasonable security measures, the analysis usually turns on foreseeability and on what the condition of the site actually was. A documented survey establishes the second, and prior incident history at and around the property speaks to the first. We work these for owners and for counsel on either side, and the report says what was found either way.
What a CPTED survey is not
It is not a guarantee against crime, and anyone offering one is selling reassurance. It is not a guard service: we do not provide guard, bodyguard or protective services. It is not a certification or an inspection with legal force, and no Florida agency licenses or certifies CPTED practitioners, so treat any firm advertising a state CPTED certification with caution.
What does a CPTED survey cost?
Surveys are quoted per site, because a single retail unit and a forty acre apartment community are not the same job. Scope depends on the size of the property, the number of buildings and entrances, and whether a night assessment and prior incident research are included. We scope it and quote it in writing before any work begins.

Do I need to be CPTED certified in Florida to conduct a survey?
Florida does not license or certify CPTED practitioners, and no state certification exists to hold. Any firm advertising a Florida CPTED certification is describing something that does not exist. What matters is whether the person doing the survey can assess a site properly and write a report a board or a court can use.
How long does a CPTED survey take?
A single site is typically a day, including a return visit after dark, with the written report following. Larger properties with multiple buildings take longer. The night visit is not optional in our surveys, because lighting and concealment problems are largely invisible during the day.
Will you recommend cameras and alarms?
Where they help, yes, but we do not sell them and we take no commission from anyone who does. A good share of camera recommendations we make are about re-aiming or reconfiguring equipment a property already owns, which costs nothing. A survey conducted by a firm that sells the remedy is a sales call with a report attached.
Can a CPTED report be used in a negligent security case?
It documents the condition of a property at a point in time, with photographs and a written methodology, which is the kind of record that supports or undercuts a foreseeability argument. Whether and how it is used is a matter for your attorney. We work these matters for owners and for counsel on either side.
